The Age & Condition of Your Property Matters
No two properties are exactly the same.
A newly painted home may react very differently to cleaning than a property with paint that has been exposed to the weather for 10, 15 or 20 years.

These materials should not automatically be treated like ordinary dirt. Some contamination may require specialist treatment, while aggressive removal methods may damage the underlying surface.
Cleaning is maintenance. It is not a substitute for painting, repairs or restoration.
Why We Don’t Use High Pressure Everywhere
One of the biggest misconceptions about exterior cleaning is that more pressure means a better clean.
It doesn’t.
High pressure can be appropriate for certain hard surfaces such as suitable concrete, but other surfaces require a significantly different approach.
Painted walls, render, cladding, roofing and other exterior finishes may be better suited to controlled chemical cleaning and low-pressure rinsing.
Our approach is surface-specific.
We select the cleaning method according to what we’re cleaning rather than treating every property and every surface the same way.
COLORBOND® & BlueScope Maintenance Recommendations
COLORBOND® steel is engineered for Australian conditions, but like other exterior building materials, it still requires appropriate maintenance.
BlueScope publishes maintenance and cleaning guidance for its coated steel products, including recommendations covering regular washing, fungal growth, spot cleaning and different environmental conditions.
For areas that are not naturally washed by rainfall, such as sheltered or unwashed areas, BlueScope recommends regular fresh-water washing. Maintenance frequency can increase in coastal, marine or environments with higher levels of airborne contaminants.
BlueScope also provides specific guidance for treating fungal growth. This demonstrates why chemical concentration, contact time and thorough fresh-water rinsing are important when cleaning coated roofing materials.
The location of the property, environmental exposure, condition of the coating and age of the material should all be considered before cleaning.
Manufacturer recommendations should always be considered when selecting an appropriate cleaning process.
Your Location Makes a Difference
Where your property is located can significantly affect its exterior maintenance requirements.
Sunshine Coast properties may be exposed to different combinations of salt, humidity, heavy rainfall, vegetation, shade and airborne contamination.
A coastal property may experience greater exposure to airborne salts and marine conditions, while a heavily shaded property surrounded by vegetation may experience faster development of mould and organic growth.

Maintenance vs Damage

Weathering, oxidation, fading, deteriorated paint, coating failure, corrosion, damaged render, failed seals and other pre-existing deterioration are not contaminants that can simply be washed away.

Plants are living organisms, and no two properties or gardens are exactly the same. Different plant species can respond differently to water, heat, sunlight, salt, chemicals and environmental changes. For this reason, vegetation should be considered as part of the overall cleaning process.
Why We Pre-Wet & Rinse Vegetation
When cleaning solutions are being used around gardens and lawns, appropriate fresh-water management can help reduce unnecessary chemical exposure.
Depending on the property and cleaning process, this may include:
• Pre-wetting surrounding vegetation with fresh water
• Controlling chemical application and overspray where practical
• Managing runoff where reasonably possible
• Rinsing vegetation during and after cleaning where appropriate
• Monitoring weather, wind and temperature
• Adjusting the cleaning process to suit site conditions
Pre-wetting and rinsing can help dilute incidental exposure and reduce the opportunity for concentrated cleaning solution to remain on foliage.
However, more water does not necessarily mean better plant protection.
Plants & Lawns Can Also Receive Too Much Water
Plant roots require both water and oxygen.
Excessive watering, heavy rainfall or poor drainage can leave soil saturated. If waterlogging continues, the amount of oxygen available around the root system can decrease and plants may become stressed.
Lawns can also be affected by prolonged saturation and poor drainage.
This is why our approach is based on appropriate water management, rather than simply continuously flooding every garden or lawn.
Existing soil moisture, recent rainfall, drainage and weather conditions should all be considered.
Queensland Weather & Plant Suitability
Not every plant used in landscaping is naturally suited to every aspect of Queensland’s climate.
Residential and commercial gardens can contain plants originating from many different climates and growing conditions. Some species may be more sensitive to:
• High temperatures
• Intense direct sunlight
• High humidity
• Heavy rainfall
• Prolonged dry periods
• Sudden changes in soil moisture
• Coastal salt exposure
• Strong winds
• Poor drainage
A plant may therefore already be experiencing environmental stress before exterior cleaning takes place, even when the symptoms are not immediately obvious.
This can be particularly relevant during periods of extreme heat, prolonged rain, drought or significant changes in weather conditions.
Hot Weather & Exterior Cleaning
Hot weather does not automatically mean exterior cleaning will damage or kill plants.
However, higher temperatures and direct sunlight can increase environmental stress and cause water and cleaning solutions to dry more quickly.
Plants already affected by heat, insufficient water, excessive water or other environmental conditions may also have less tolerance for additional stress.
Professional exterior cleaning therefore requires consideration of the conditions on the day, including temperature, direct sunlight, wind, surrounding vegetation and the condition of the property.
Wind & Overspray
Wind conditions are another important consideration.
Wind can carry fine droplets beyond the immediate cleaning area towards gardens, neighbouring properties, vehicles and other sensitive areas.
Where practical, application techniques and the cleaning process should be adjusted to reduce unnecessary overspray.
Customers are also encouraged to notify neighbouring properties before exterior cleaning and ensure sensitive items, vehicles, washing and movable plants are relocated where practical.
Can Leaves Brown, Yellow or Drop?
Plants experiencing environmental or chemical stress can sometimes develop symptoms such as:
• Yellowing
• Browning
• Leaf spotting
• Scorching
• Wilting
• Leaf or tip damage
• Temporary leaf drop
Importantly, leaf drop does not automatically mean the entire plant has died.
Depending on the species, existing health and severity of the stress, some plants may shed affected foliage and subsequently produce new growth.
There can also be several possible causes for similar symptoms, including heat, sun exposure, water stress, excessive moisture, poor drainage, salt exposure, disease, pests, chemical exposure or existing plant-health issues.
For this reason, symptoms appearing after exterior cleaning do not by themselves establish the cause. The individual circumstances need to be considered.
Every Plant Is Different
There is no single procedure that can guarantee how every individual plant will respond.
Factors can include:

Customers should advise us before work begins if there are particularly sensitive, exotic, valuable, newly planted or already unhealthy plants around the areas being cleaned.
Where practical, movable pot plants, hanging plants and other sensitive vegetation should be relocated away from the work area before the scheduled service.
Customers who know that a particular plant requires specialised care should advise us beforehand so its location can be considered during the cleaning process.
