For COLORBOND® steel specifically, BlueScope recommends establishing a regular cleaning routine. Areas that are not naturally washed by rain should be cleaned at least every six months, with cleaning recommended every three months in coastal environments where marine salt spray is prevalent. Regular washing helps maintain the appearance and enhance the service life of the coated surface.

Where fungal growth is present on COLORBOND® roofing, BlueScope Technical Bulletin TB-27 recommends cleaning using a 2% sodium hypochlorite solution, allowing approximately 3–5 minutes contact time, followed by a thorough rinse with copious amounts of fresh potable water. BlueScope cautions that stronger concentrations or excessive contact times may adversely affect the long-term performance of the product.

The same principle applies to painting, rendering, roofing and renovation work. These services should be carried out by suitably experienced professionals who understand the products and surfaces they are working with and follow the relevant manufacturer’s recommendations.

Regular professional maintenance can help control mould, algae, fungal growth, dirt, salt and environmental contamination before excessive build-up occurs. It can also help identify failed coatings, deteriorated paint, corrosion, damaged render, failing sealants and other conditions that may require repair or restoration rather than cleaning.

Cleaning cannot reverse normal ageing, weathering, oxidation, fading, coating deterioration, corrosion, failed paint or render, or pre-existing damage.

Where a surface has deteriorated because of age, exposure, lack of maintenance, an existing defect or failure of the underlying coating or material, the condition may be considered normal wear, weathering or a maintenance/repair issue, depending on the surface, manufacturer and circumstances. It should not automatically be considered damage caused by the cleaning process.
