At Coastal Fresh Cleaning, we want every exterior cleaning service to be completed as safely, efficiently and professionally as possible.

Proper preparation helps protect your property, surrounding items, occupants, visitors and our equipment while allowing our team to concentrate on delivering the best possible cleaning result.

The following information applies to residential, commercial and body corporate properties where applicable.

Before We Arrive

Please have the property prepared before the scheduled starting time.

Windows & Doors

• Ensure all windows and doors are completely closed and securely latched.
• Please advise us of damaged seals, known leaks or areas where water may enter.
• Windows or doors with deteriorated seals may not be completely watertight during exterior cleaning.

Vehicles & Access

• Move vehicles away from the building, driveway and areas being cleaned.
• Ensure clear access is available to all areas included in the service.
• Gates and required access points should be unlocked before arrival.
• Please ensure contractors, employees, customers, deliveries or other activities will not obstruct the work area.

Outdoor Items

Where practical, please move the following away from cleaning areas:

• Outdoor furniture
• Toys
• Portable pot plants
• Decorations
• Signage
• Stock or merchandise
• Barbecues and portable equipment
• Clothing and washing
• Other sensitive or valuable items

This helps reduce unnecessary exposure to water, cleaning solutions, mist and overspray.

Plants, Gardens & Vegetation

Coastal Fresh Cleaning takes reasonable precautions around plants and vegetation, including pre-wetting and rinsing where appropriate.

Plants are living organisms and different species can have different tolerances to water, heat, environmental conditions and incidental chemical exposure.

If you have delicate, recently planted, rare, valuable, stressed or particularly sensitive vegetation, please advise us before the service.

Customers may cover or otherwise protect plants they consider particularly sensitive before our arrival. Portable pot plants should be relocated away from cleaning areas where practical.

Electrical Equipment

Please identify, isolate, cover or relocate sensitive outdoor electrical equipment where appropriate, including equipment or machinery that should not become wet.

This may include:

• Outdoor power equipment
• Electrical appliances
• Machinery
• Sensitive lighting
• Extension equipment
• Exposed or damaged electrical components

Please advise us before work begins about any electrical equipment or areas of concern.

Pets & Children

Pets should be safely secured inside or away from work areas before cleaning begins.

Children must also remain clear of active work areas, equipment, hoses, cleaning solutions and recently treated surfaces.

Notify Your Neighbours

Where neighbouring properties are close to the cleaning area, we strongly recommend notifying neighbours or adjoining businesses before the scheduled service.

Where appropriate, please ask neighbours to move or protect:

Vehicles • Caravans • Trailers • Outdoor Furniture • Pot Plants • Clothing & Washing • 

Sensitive or Valuable Items

Exterior cleaning can involve water, cleaning solution, mist and incidental overspray. Advance preparation helps minimise unnecessary exposure.

Water Supply

A working and accessible external water supply must be available for the duration of the service unless alternative arrangements have been agreed beforehand.

Safety During Your Service

Professional exterior cleaning involves high-flow water equipment, hoses, cleaning solutions, ladders and other specialised equipment.

For everyone’s safety:

• Do not touch, move, adjust or operate Coastal Fresh Cleaning equipment.
• Do not climb on or relocate our ladders, platforms or access equipment.
• Do not walk, drive or park over hoses, chemical lines or electrical leads.
• Keep children and pets away from equipment and active work areas.
• Remain clear of pressure cleaning, soft washing, chemical application and rinsing operations.
• Do not enter roof areas or restricted work zones.
• Do not disconnect or relocate hoses, water connections, valves or fittings.
• Do not move vehicles through an active work area without checking with us first.
• Avoid walking across wet or recently treated surfaces as they may be slippery.
• Do not touch cleaning solutions, containers or chemical equipment.

If you need to enter or pass through an active work area, please speak with us first so work can be safely paused where required.

Commercial & Body Corporate Properties

Employees, residents, customers, contractors, visitors and members of the public should remain clear of active cleaning areas.

Management should ensure temporary access restrictions and reasonable safety directions are followed while cleaning is underway.

After Your Exterior Cleaning Service

Some simple precautions should continue after we’ve finished.

Electrical Equipment

Allow outdoor electrical equipment, power points, lighting, appliances, machinery and electrical areas that were isolated for cleaning to dry completely before being switched back on or used.

Do not reconnect or operate electrical equipment while it or the surrounding area remains wet.

If there is concern that water may have entered electrical equipment, have it inspected by a suitably qualified electrician before use.

Wet Surfaces

Recently cleaned surfaces may remain wet and slippery.

Please:

• Take care when walking around the property.
• Keep children and pets away until appropriate areas have dried.
• Restrict employees, customers and visitors from wet areas at commercial properties.
• Allow surfaces to dry before returning furniture, pot plants, signage, stock or other items.

Residual Water

Water may continue draining from gutters, downpipes, roofing and other building surfaces for some time following completion.

This can be a normal consequence of the cleaning and rinsing process.

Results Can Continue After We Leave

Some exterior cleaning treatments work progressively.

Depending on the surface, cleaning process and type of organic contamination, remaining staining or organic matter may continue to lighten, break down or naturally release following treatment.

An immediate final appearance should therefore not always be expected from every surface or treatment.

Tank Water Properties

For properties connected to rainwater tanks, specific arrangements may be required depending on the service.

Where applicable and advised as part of your service, allow the first two suitable rainwater flushes following completion to bypass or run through before returning the system to normal use.

If your property relies on rainwater for drinking or other sensitive uses, please advise us before work begins.

Understanding Your Cleaning Results

Every property is different.

Exterior cleaning results depend on factors including:

Properties in coastal, beachfront, forested, heavily shaded, humid or high-vegetation environments can experience increased exposure to salt, moisture, mould, algae, lichen, organic growth and environmental contamination.

These conditions can affect both the cleaning result and how quickly contamination returns.

Cleaning Cannot Reverse Ageing or Deterioration

Older, weathered or poorly maintained surfaces may already contain:

• Permanent staining
• Oxidation
• Fading
• Chalking
• Paint deterioration
• Failed coatings
• Corrosion
• Discolouration
• Deteriorated render
• Damaged sealants
• Other pre-existing deterioration

Some staining and discolouration may remain where contamination has permanently affected or penetrated the underlying material.

Exterior cleaning is maintenance. It is not restoration.

Cleaning is intended to remove or treat applicable dirt, grime and organic contamination. It cannot return deteriorated, oxidised, faded, corroded or weathered materials to a new condition.

Our Cleaning Approach

Coastal Fresh Cleaning selects professional cleaning methods according to the surface, its condition and the service being performed.

Depending on the application, this may involve soft washing, controlled chemical treatment, pressure cleaning, pre-treatment, post-treatment and fresh-water rinsing.

Not every surface should be treated using the same pressure, chemical concentration or cleaning process.

Every reasonable effort is made to achieve a professional cleaning result while minimising unnecessary risk to the property.

How Long Will It Stay Clean?

Environmental contamination is naturally recurring.

Because properties experience different levels of moisture, shade, vegetation, salt, weather and environmental exposure, we cannot guarantee a specific period that a cleaned surface will remain free from mould, algae, mildew, lichen, salt deposits or other environmental contamination.

Regular exterior maintenance can help control this build-up before it becomes heavily established.
