A Roof Shouldn’t Be Cleaned Like a Driveway
A rotary surface cleaner is an excellent professional tool when used on the surfaces it is suited to. For exterior cleaning, we primarily use surface cleaners on suitable hard, durable areas such as concrete driveways, paths, patios and commercial hard surfaces.
A roof is different.
Roofing systems can contain protective coatings, painted finishes, tiles, pointing, flashings, fasteners, sealants and areas of existing deterioration. Applying aggressive rotating high-pressure jets can place unnecessary mechanical force on these materials.
Why We Avoid This Method on Roofs
Using inappropriate high-pressure equipment on roofing can potentially:
• Disturb already deteriorated coatings or paint
• Expose existing surface wear
• Damage fragile or ageing roof tiles
• Affect pointing, sealants or other vulnerable components
• Force water into areas not designed for high-pressure spray
• Create inconsistent cleaning on weathered surfaces
• Apply unnecessary mechanical pressure when chemistry can perform much of the cleaning
• Make existing deterioration significantly more visible
Surface Cleaners Have Their Place
This doesn’t mean surface cleaners are bad equipment.
We use them ourselves.
The important difference is knowing where and
when to use them.
A professional surface cleaner can be highly effective on suitable concrete and other compatible hard surfaces. That doesn’t automatically make the same cleaning process appropriate for roofing.
Concrete and roofing are completely different substrates and should be assessed accordingly.
Our Preferred Approach to Roof Cleaning
At Coastal Fresh Cleaning, our preferred method for suitable roofs is professional soft washing.
Rather than relying primarily on mechanical pressure, the process uses an appropriate cleaning solution to treat mould, algae, lichen and other organic contamination.
Depending on the roof, this can involve:
Surface Assessment → Controlled Chemical Application → Appropriate Dwell Time → Controlled Rinsing
The exact process depends on the roof material, age, condition, coating and level of contamination.
More Pressure Doesn’t Mean More Professional

It’s about understanding when pressure is required — and when it isn’t.
The same equipment we may use to professionally clean a concrete driveway isn’t automatically the equipment we want travelling across your roof.

Removing Organic Growth Isn’t Always the Same as Treating It
A surface can look clean immediately after pressure cleaning without necessarily having received treatment for the organic contamination that caused the problem.
Mould, algae, mildew, lichen and other biological growth can establish themselves across porous, textured and weathered exterior surfaces.
Simply using water and mechanical pressure may remove a large amount of visible surface growth, but depending on the material and contamination, remnants can remain within surface irregularities, pores, joints and other protected areas.
This is why professional exterior cleaning isn’t always about simply blasting away what you can see.
REMOVAL VS TREATMENT
There is an important difference between mechanically removing visible contamination and using an appropriate cleaning solution to treat organic growth.
Water & Pressure Cleaning
Pressure cleaning uses mechanical force to physically remove contamination from a surface.
On suitable hard surfaces such as concrete, this can be extremely effective for removing:
• Dirt
• Loose organic material
• Surface grime
• Built-up contamination
• General environmental deposits
However, pressure alone does not provide the same chemical treatment of biological contamination as an appropriately selected cleaning solution.
Chemical Treatment
Where appropriate for the surface, professional cleaning solutions can help treat organic contamination rather than relying entirely on mechanical force to remove it.
The correct process depends on the material being cleaned, its condition and the type of contamination present.
WHY POROUS SURFACES MATTER
Concrete, masonry and some roofing materials aren’t perfectly smooth.
They can contain microscopic pores, surface texture, joints, cracks and irregularities where moisture and organic contamination can persist.
A pressure cleaner may make the exposed surface appear dramatically cleaner while contamination in protected or recessed areas can be more difficult to address through mechanical cleaning alone.
This is one reason we may use pre-treatment, appropriate pressure cleaning and/or post-treatment depending on the surface.
WHAT HAPPENS IF ORGANIC GROWTH ISN’T ADEQUATELY TREATED?
Where environmental conditions remain favourable, surviving or newly deposited microorganisms can contribute to organic growth returning.
Conditions that encourage recurrence can include:
Moisture • Humidity • Shade • Vegetation • Poor Airflow • Porous Surfaces • Organic Debris
If contamination is repeatedly allowed to become heavily established, future cleaning can also become more involved because there is simply more established material to remove and treat.
However, no exterior treatment permanently prevents future biological growth. Spores and microorganisms are continually present in the outdoor environment.
The objective is therefore effective cleaning and sensible ongoing maintenance, not permanent sterilisation.
WHY WE DON’T RELY ON PRESSURE ALONE

Depending on the application, this may involve:
Pre-Treatment → Mechanical Cleaning → Post-Treatment
or
Controlled Chemical Application → Dwell Time → Appropriate Rinsing
This allows chemistry to perform part of the cleaning process rather than trying to achieve every result through increasingly aggressive pressure.
THE GOAL ISN’T MORE PRESSURE
Using more pressure isn’t necessarily the answer to persistent organic contamination.

Surface Type • Porosity • Existing Condition • Contamination • Chemistry • Concentration • Dwell Time • Water Flow • Pressure • Rinsing
The best process is the one appropriate for the particular surface.

Understanding why it became contaminated and selecting an appropriate treatment process is just as important.
