Exterior Cleaning Education & Property Maintenance

Why Professional Exterior Cleaning Matters

The exterior of your property is constantly exposed to the environment. Sun, rain, humidity, salt, mould, algae, dirt, organic growth and airborne contaminants can all affect exterior surfaces over time.

On the Sunshine Coast, proximity to the ocean, subtropical conditions, surrounding vegetation and the individual location of a property can influence how quickly contamination develops.

Professional exterior cleaning isn’t simply about making a property look clean. The cleaning method needs to be appropriate for the surface, its age, existing condition and the type of contamination present.

At Coastal Fresh Cleaning, we assess these factors before determining the appropriate combination of soft washing, cleaning solution, pressure, dwell time and rinsing.

The Age & Condition of Your Property Matters

No two properties are exactly the same.

A newly painted home may react very differently to cleaning than a property with paint that has been exposed to the weather for 10, 15 or 20 years.

Before exterior cleaning, consideration should be given to:

• Paint age and condition
• Oxidation and fading
• Existing coating failure
• Render condition
• Cracks and damaged sealants
• Window and door seals
• Roofing material and age
• Corrosion
• Previous repairs or renovations
• Existing water-entry points

Cleaning can remove contamination, but it cannot restore a coating or building material that has already deteriorated.

Oxidised paint, chalking, fading, peeling paint, deteriorated render, corrosion and failed coatings are fundamentally different from removable dirt, mould and algae.

This is one of the main reasons we recommend using an experienced exterior cleaning professional.

Painting, Rendering & Renovations

Exterior cleaning often reveals the true condition of the surface underneath the contamination.

If your property requires painting, rendering, roof restoration, sealing, repairs or renovation work, we recommend engaging an appropriately experienced or qualified professional for that particular trade.

Construction and renovation can also introduce contaminants such as paint overspray, render, cement, adhesives, metal filings and construction residue.

These materials should not automatically be treated like ordinary dirt. Some contamination may require specialist treatment, while aggressive removal methods may damage the underlying surface.

Cleaning is maintenance. It is not a substitute for painting, repairs or restoration.

Why We Don’t Use High Pressure Everywhere

One of the biggest misconceptions about exterior cleaning is that more pressure means a better clean.

It doesn’t.

High pressure can be appropriate for certain hard surfaces such as suitable concrete, but other surfaces require a significantly different approach.

Painted walls, render, cladding, roofing and other exterior finishes may be better suited to controlled chemical cleaning and low-pressure rinsing.

Our approach is surface-specific.

We select the cleaning method according to what we’re cleaning rather than treating every property and every surface the same way.

COLORBOND® & BlueScope Maintenance Recommendations

COLORBOND® steel is engineered for Australian conditions, but like other exterior building materials, it still requires appropriate maintenance.

BlueScope publishes maintenance and cleaning guidance for its coated steel products, including recommendations covering regular washing, fungal growth, spot cleaning and different environmental conditions.

For areas that are not naturally washed by rainfall, such as sheltered or unwashed areas, BlueScope recommends regular fresh-water washing. Maintenance frequency can increase in coastal, marine or environments with higher levels of airborne contaminants.

BlueScope also provides specific guidance for treating fungal growth. This demonstrates why chemical concentration, contact time and thorough fresh-water rinsing are important when cleaning coated roofing materials.

The location of the property, environmental exposure, condition of the coating and age of the material should all be considered before cleaning.

Manufacturer recommendations should always be considered when selecting an appropriate cleaning process.

Your Location Makes a Difference

Where your property is located can significantly affect its exterior maintenance requirements.

Sunshine Coast properties may be exposed to different combinations of salt, humidity, heavy rainfall, vegetation, shade and airborne contamination.

A coastal property may experience greater exposure to airborne salts and marine conditions, while a heavily shaded property surrounded by vegetation may experience faster development of mould and organic growth.

Properties near busy roads, construction sites or other sources of airborne contamination may experience different types of build-up.

Even different areas of the same building can require different maintenance. A sheltered wall beneath an eave does not receive the same natural rain washing as a fully exposed wall.

This is why exterior maintenance should never be treated as one-size-fits-all.

What We Use

Depending on the surface, condition and contamination, Coastal Fresh Cleaning may use:

• Professional soft-washing equipment
• Surface-appropriate cleaning solutions
• Sodium hypochlorite-based cleaning solutions where appropriate
• Professional pressure-cleaning equipment
• Controlled chemical concentrations
• Controlled dwell times
• Low-pressure rinsing
• Fresh-water rinsing
• Pre-treatment and post-treatment where appropriate
• Professional high-flow cleaning systems

The important part isn’t simply which chemical or machine is used.

Professional exterior cleaning involves selecting the appropriate chemical concentration, pressure, water flow, application method, dwell time and rinsing procedure for the surface being treated.

Maintenance vs Damage

Regular cleaning helps maintain a property, but exterior surfaces naturally change as they age.

Weathering, oxidation, fading, deteriorated paint, coating failure, corrosion, damaged render, failed seals and other pre-existing deterioration are not contaminants that can simply be washed away.

An experienced exterior cleaner should recognise these conditions and adjust the cleaning method accordingly.

Where necessary, the property owner may be advised to consult an appropriate painter, roofer, renderer, builder or other trade professional.

Choose the Right Professional for the Job

Your home or commercial property is a significant investment.

Whether you’re arranging exterior cleaning, painting, rendering, roofing, sealing or renovation work, choosing an appropriately experienced professional matters.

Professionals should understand the materials they’re working with, recognise existing deterioration, consider relevant manufacturer recommendations and know when a surface requires the expertise of another trade.

At Coastal Fresh Cleaning, our specialty is exterior cleaning.

We focus on understanding the surface first and then selecting an appropriate cleaning process.

Professional equipment. Surface-specific methods. Responsible exterior maintenance.

Soft Washing vs Pressure Washing

Understanding the Right Cleaning Method for Your Property

At Coastal Fresh Cleaning, we don’t believe every exterior surface should be cleaned the same way.

Soft washing and pressure washing are both professional exterior cleaning methods, but they serve very different purposes.

The right method depends on the surface being cleaned, its age and condition, the type of contamination present and the result we are trying to achieve.

This is why we have invested heavily in developing our own purpose-built exterior cleaning system.

Our Custom-Built 3-in-1 Cleaning System

We have developed a unique multi-purpose cleaning system specifically around the exterior cleaning work we perform across the Sunshine Coast.

Inspired by high-flow American 3-in-1 exterior cleaning systems, our setup has been designed and continually refined to provide three core capabilities:

• Soft Washing
• High-Flow Rinsing
• Pressure Cleaning

Rather than relying on one machine or one cleaning method for every property, our system allows us to select an appropriate cleaning process for the surface being serviced.

One system. Multiple cleaning methods. The right process for the surface.

What Is Soft Washing?

Soft washing uses controlled cleaning solutions and lower-pressure application to treat exterior contamination without relying on unnecessarily high pressure.

The cleaning solution performs much of the work.

Depending on the surface and contamination, the solution is applied at an appropriate concentration, allowed controlled contact time and then appropriately rinsed where required.

Soft washing is particularly effective for treating organic contamination including:

• Mould
• Algae
• Mildew
• Lichen
• Organic growth
• General biological contamination

Depending on their condition and material, soft washing may be suitable for:

• Roofs
• Painted exterior surfaces
• Render
• Cladding
• Eaves
• Fascia
• Building exteriors
• Fences and walls

The objective isn’t simply to blast contamination from a surface.

It is to treat the contamination using an appropriate cleaning process while avoiding unnecessary pressure.

What Is Pressure Washing?

Pressure washing uses pressurised water to provide mechanical cleaning action.

It is particularly effective on suitable hard surfaces where greater mechanical cleaning is appropriate.

Depending on the material and its existing condition, pressure cleaning may be suitable for:

• Concrete
• Driveways
• Footpaths
• Patios
• Car parks
• Selected masonry
• Other suitable hard surfaces

Professional pressure cleaning isn’t simply about using the highest pressure possible.

Water pressure, water flow, nozzle selection, distance from the surface, surface condition and operator technique all affect the result.

Excessive pressure used on an unsuitable surface can cause unnecessary damage.

Why Water Flow Matters

Pressure receives a lot of attention in exterior cleaning, but water flow is also extremely important.

Higher water flow can provide greater rinsing and flushing capacity without necessarily requiring excessive pressure.

This is particularly valuable when soft washing roofs and building exteriors because professional cleaning involves more than simply applying a cleaning solution.

Where appropriate, the surface also needs to be thoroughly rinsed.

Our equipment has therefore been developed around the relationship between:

Water Flow • Pressure • Chemical Application • Concentration • Dwell Time • Rinsing

Understanding how these factors work together allows us to adjust the cleaning process for different surfaces and conditions.

Built Differently

Our cleaning system isn’t an off-the-shelf pressure cleaner being used for every job.

It has been developed through research, practical experience, testing and continual refinement, with inspiration taken from multi-function systems used throughout the American exterior cleaning industry.

Our configuration is purpose-built around the type of exterior cleaning we perform.

Because we have designed, configured and continually developed our equipment ourselves, we have a detailed understanding of how the complete system operates.

This includes:

• Water flow
• Operating pressure
• Pump performance
• Chemical delivery
• Chemical injection
• Hose sizing
• Nozzle selection
• Rinsing capability
• Equipment limitations

Understanding the equipment is just as important as owning it.

It allows us to make informed decisions about how a surface should be cleaned rather than simply relying on one machine, one pressure setting or one cleaning method.

Direct Manufacturer Sourcing

Approximately 90% of the components used throughout our custom cleaning systems are sourced directly from manufacturers and specialist suppliers.

Reducing unnecessary layers within the supply chain allows us to invest in professional equipment while controlling our operating costs.

These efficiencies help us remain competitively priced without intentionally reducing the quality of our equipment or cleaning process simply to achieve a lower price.

Those savings can ultimately be passed through to our residential, commercial and body corporate clients.

Our goal isn’t to build the most expensive cleaning system.

Our goal is to build the right system for the work we perform.

Soft Wash or Pressure Wash?

Neither cleaning method is automatically better than the other.

They are different tools for different applications.

SOFT WASHING

• Lower-pressure cleaning approach
• Cleaning solution performs much of the cleaning process
• Treats mould, algae and organic contamination
• Suitable for many roofs and building exteriors
• Reduces the need for unnecessary mechanical pressure
• Particularly useful for painted and more sensitive exterior surfaces

PRESSURE WASHING

• Uses pressurised water for mechanical cleaning
• Suitable for appropriate hard surfaces
• Commonly used for concrete and driveways
• Effective for removing built-up surface contamination
• Pressure and flow can be adjusted according to the surface
• Requires appropriate equipment and operator technique

Some properties require both methods.

For example, a roof may require soft washing, the house exterior may require controlled low-pressure cleaning and the driveway may require professional pressure cleaning.

That’s why we don’t believe in a one-method-fits-all approach.

Equipment Is Only Part of the Result

Powerful equipment alone doesn’t produce professional results.

The operator also needs to understand:

• What surface is being cleaned?
• What condition is it in?
• What pressure is appropriate?
• What water flow is required?
• What cleaning solution is suitable?
• What concentration should be used?
• How long should the solution remain on the surface?
• Does the surface require rinsing?
• What condition is the existing coating in?
• What surrounding areas require protection?

Professional exterior cleaning comes from combining equipment knowledge, surface knowledge and the appropriate cleaning process.

That philosophy is at the centre of how Coastal Fresh Cleaning operates.

Plant, Lawn & Vegetation Education During Exterior Cleaning

At Coastal Fresh Cleaning, protecting the surrounding property is an important part of professional exterior cleaning. This includes not only the building and surfaces being cleaned, but also gardens, lawns, landscaping and surrounding vegetation.

Plants are living organisms, and no two properties or gardens are exactly the same. Different plant species can respond differently to water, heat, sunlight, salt, chemicals and environmental changes. For this reason, vegetation should be considered as part of the overall cleaning process.

Why We Pre-Wet & Rinse Vegetation

When cleaning solutions are being used around gardens and lawns, appropriate fresh-water management can help reduce unnecessary chemical exposure.

Depending on the property and cleaning process, this may include:

• Pre-wetting surrounding vegetation with fresh water
• Controlling chemical application and overspray where practical
• Managing runoff where reasonably possible
• Rinsing vegetation during and after cleaning where appropriate
• Monitoring weather, wind and temperature
• Adjusting the cleaning process to suit site conditions

Pre-wetting and rinsing can help dilute incidental exposure and reduce the opportunity for concentrated cleaning solution to remain on foliage.

However, more water does not necessarily mean better plant protection.

Plants & Lawns Can Also Receive Too Much Water

Plant roots require both water and oxygen.

Excessive watering, heavy rainfall or poor drainage can leave soil saturated. If waterlogging continues, the amount of oxygen available around the root system can decrease and plants may become stressed.

Lawns can also be affected by prolonged saturation and poor drainage.

This is why our approach is based on appropriate water management, rather than simply continuously flooding every garden or lawn.

Existing soil moisture, recent rainfall, drainage and weather conditions should all be considered.

Queensland Weather & Plant Suitability

Not every plant used in landscaping is naturally suited to every aspect of Queensland’s climate.

Residential and commercial gardens can contain plants originating from many different climates and growing conditions. Some species may be more sensitive to:

• High temperatures
• Intense direct sunlight
• High humidity
• Heavy rainfall
• Prolonged dry periods
• Sudden changes in soil moisture
• Coastal salt exposure
• Strong winds
• Poor drainage

A plant may therefore already be experiencing environmental stress before exterior cleaning takes place, even when the symptoms are not immediately obvious.

This can be particularly relevant during periods of extreme heat, prolonged rain, drought or significant changes in weather conditions.

Hot Weather & Exterior Cleaning

Hot weather does not automatically mean exterior cleaning will damage or kill plants.

However, higher temperatures and direct sunlight can increase environmental stress and cause water and cleaning solutions to dry more quickly.

Plants already affected by heat, insufficient water, excessive water or other environmental conditions may also have less tolerance for additional stress.

Professional exterior cleaning therefore requires consideration of the conditions on the day, including temperature, direct sunlight, wind, surrounding vegetation and the condition of the property.

Wind & Overspray

Wind conditions are another important consideration.

Wind can carry fine droplets beyond the immediate cleaning area towards gardens, neighbouring properties, vehicles and other sensitive areas.

Where practical, application techniques and the cleaning process should be adjusted to reduce unnecessary overspray.

Customers are also encouraged to notify neighbouring properties before exterior cleaning and ensure sensitive items, vehicles, washing and movable plants are relocated where practical.

Can Leaves Brown, Yellow or Drop?

Plants experiencing environmental or chemical stress can sometimes develop symptoms such as:

• Yellowing
• Browning
• Leaf spotting
• Scorching
• Wilting
• Leaf or tip damage
• Temporary leaf drop

Importantly, leaf drop does not automatically mean the entire plant has died.

Depending on the species, existing health and severity of the stress, some plants may shed affected foliage and subsequently produce new growth.

There can also be several possible causes for similar symptoms, including heat, sun exposure, water stress, excessive moisture, poor drainage, salt exposure, disease, pests, chemical exposure or existing plant-health issues.

For this reason, symptoms appearing after exterior cleaning do not by themselves establish the cause. The individual circumstances need to be considered.

Every Plant Is Different

There is no single procedure that can guarantee how every individual plant will respond.

Factors can include:

Plant species • Age • Existing health • Climate suitability • Soil condition • Drainage • Recent rainfall • Previous watering • Temperature • Sun exposure • Coastal salt exposure • Existing disease or pests • Chemical concentration • Amount and duration of incidental exposure

This is why professional exterior cleaning requires reasonable precautions while recognising that vegetation is a living environment with natural variations.

Sensitive, Valuable & Newly Established Plants

Customers should advise us before work begins if there are particularly sensitive, exotic, valuable, newly planted or already unhealthy plants around the areas being cleaned.

Where practical, movable pot plants, hanging plants and other sensitive vegetation should be relocated away from the work area before the scheduled service.

Customers who know that a particular plant requires specialised care should advise us beforehand so its location can be considered during the cleaning process.

Our Approach to Vegetation Protection

At Coastal Fresh Cleaning, our approach is based on reasonable precautions and responsible property management:

Pre-Wet Where Appropriate • Control Overspray • Manage Runoff Where Practical • Rinse Appropriately • Avoid Unnecessary Saturation • Monitor Weather Conditions • Consider Existing Plant Health • Assess Each Property Individually

Exterior cleaning isn’t only about achieving a clean roof, building or driveway.

Professional exterior cleaning means considering the entire environment surrounding the area being serviced.

Cleaning Solutions & Chemical Transparency

Understanding What We Use and Why We Use It

At Coastal Fresh Cleaning, we believe customers should understand the general cleaning methods and products being used around their property.

Professional exterior cleaning is not simply about applying “chemicals”. It is about selecting an appropriate cleaning process for the surface, contamination, existing condition and surrounding environment.

For organic exterior contamination such as mould, algae, mildew and other biological growth, one of the primary active cleaning agents used throughout the professional exterior-cleaning industry is sodium hypochlorite (SH).

However, SH alone is only one part of a professional cleaning process.

Why Sodium Hypochlorite?

Sodium hypochlorite is used because it is effective at treating many forms of organic contamination commonly found on exterior surfaces.

Depending on the property, this may include:

• Mould
• Algae
• Mildew
• Organic staining
• Biological growth
• Other suitable organic contamination

The concentration used is not automatically the same for every job.

The appropriate cleaning process can depend on the surface material, contamination level, surface condition, temperature, weather, application method and manufacturer guidance where applicable.

Stronger does not automatically mean better.

Professional cleaning involves using an appropriate concentration and process rather than unnecessarily increasing chemical strength.

It’s Not Just About SH

There is considerably more to a professional soft-wash solution than simply asking:

“What percentage of SH do you use?”

The complete cleaning process can involve the relationship between:

Active Cleaning Agent • Surfactant System • Water • Concentration • Application Rate • Dwell Time • Surface Temperature • Weather • Rinsing • Equipment

Changing one part of that process can change how the overall cleaning solution performs.

Our Surfactant System

This is an area where we are deliberately transparent about the principle while protecting our proprietary formulation.

Alongside the active cleaning agent, we use a purpose-developed in-house surfactant system where appropriate.

Surfactants can play an important role in how a cleaning solution behaves on a surface, including its wetting, coverage and contact characteristics.

For our operation, the complete surfactant system and the way it interacts with our equipment and cleaning process is an important part of achieving consistent results.

What We Don’t Publish

We do not publicly disclose our complete surfactant formulation, individual ratios, proprietary blend or complete mixing procedure.

That information has been developed and refined internally as part of our cleaning process.

Being transparent about the types of products and cleaning principles we use does not require us to publish our complete proprietary formula.

Where disclosure of relevant chemical or safety information is legally required, or information is reasonably required for workplace, emergency or safety purposes, appropriate product and safety information will be provided.

Why Surfactant Can Matter

A professional surfactant system can influence characteristics such as:

• Surface wetting
• Solution coverage
• Contact with contamination
• Run-off characteristics
• Dwell behaviour
• Rinsing characteristics
• Overall cleaning performance

This is particularly important on exterior surfaces where water and cleaning solution may otherwise behave differently depending on surface tension, pitch, porosity, temperature and material.

For this reason, looking only at the SH concentration does not tell the full story of how a professional cleaning solution has been designed to perform.

Concentration Is Surface-Specific

We do not believe in using one chemical concentration across every exterior surface.

A roof, painted wall, render, concrete area and other exterior materials can require different considerations.

Before selecting a cleaning process, we consider factors including:

Surface Type • Existing Condition • Organic Growth • Coating Condition • Weather • Temperature • Surrounding Vegetation • Manufacturer Guidance • Required Dwell Time • Rinsing Requirements

Our objective is to use enough cleaning action to perform the required treatment effectively without unnecessarily increasing chemical exposure.

Application Is Just as Important as the Product

Professional chemical cleaning involves much more than the contents of the tank.

Our custom-built equipment allows us to control the way cleaning solutions are delivered and rinsed.

Depending on the service, this may involve:

• Controlled chemical application
• Surface-specific concentrations
• Appropriate dwell time
• High-flow rinsing
• Controlled pressure
• Vegetation pre-wetting and rinsing
• Overspray management
• Runoff management where reasonably practicable
• Adjustment for weather and environmental conditions

The product matters. The equipment matters. The operator matters. The process matters.

Protecting the Surrounding Property

Chemical management doesn’t stop at the surface being cleaned.

Before and during cleaning, we consider surrounding areas such as:

• Plants and gardens
• Lawns
• Exterior glass
• Painted surfaces
• Metals
• Vehicles
• Neighbouring property
• Rainwater collection systems
• Electrical equipment
• Sensitive materials

Where appropriate, vegetation may be pre-wet and rinsed with fresh water, application may be controlled to reduce unnecessary overspray, and rainwater systems may require temporary management.

No two properties are identical, which is why site conditions matter.

Why We Don’t Publish a DIY Recipe

Our website is designed to educate customers about professional exterior cleaning, not provide a chemical mixing recipe.

Chemical concentration is only one part of the process, and copying a percentage without understanding the product strength, surface, equipment, environmental conditions, PPE, compatibility, dwell time and rinsing requirements can produce very different results.

For that reason, we are happy to explain what we use, why we use it and the principles behind our process, while keeping our proprietary surfactant formulation and detailed operating recipes internal.

Transparency Without Giving Away Our Formula

We believe there is a difference between professional transparency and publishing proprietary intellectual property.

We are open about our use of sodium hypochlorite-based cleaning solutions where appropriate.

We are open about using surfactants.

We are open about our preference for surface-specific concentrations, controlled application and appropriate rinsing.

We are open about the precautions we take around the surrounding property.

What we don’t publish is the exact formulation of our in-house surfactant blend or every operational ratio developed through our own testing and experience.

More Than a Chemical Percentage

Professional exterior cleaning should never be reduced to one number.

A successful cleaning process comes from understanding the relationship between:

Chemistry • Surface • Concentration • Surfactant • Equipment • Flow • Pressure • Dwell Time • Rinsing • Environment • Operator Experience

That’s why our focus at Coastal Fresh Cleaning is not simply on what chemical is being used.

It’s about how the entire cleaning system is used responsibly and appropriately for the property being serviced.
