An important distinction is that BlueScope’s 6-month recommendation primarily applies to areas that are not naturally washed by rainfall, rather than being a requirement to chemically clean an entire roof every six months.

Examples of these unwashed or sheltered areas can include:

• Wall cladding underneath eaves
• Undersides of gutters
• Garage doors
• Carports
• Patios
• Other areas protected from natural rainfall

BlueScope recommends washing these areas with clean fresh water at least every six months.

In coastal or marine environments, or locations with high levels of airborne dirt or industrial fallout, BlueScope advises that washing may need to be increased to every three months.

Where fresh water alone does not remove accumulated dirt, BlueScope provides further guidance regarding mild soap or non-abrasive detergent followed by thorough fresh-water rinsing.

What About COLORBOND® Roofing?

There is an important difference between routine maintenance washing and treatment of fungal growth.

Roofing that receives regular natural rainfall is generally considered naturally washed. This is different from sheltered sections of a building that rain cannot adequately reach.

Where fungal growth is present on COLORBOND® steel, BlueScope publishes separate technical guidance addressing its treatment.

This means homeowners should not interpret the six-month recommendation as:

“Every COLORBOND roof must receive a chemical roof clean every six months.”

That is not what the recommendation says.

Instead, the appropriate maintenance depends on the surface, exposure, contamination and environmental conditions.

Regular exterior maintenance allows these areas to receive attention rather than relying solely on rainfall.

Maintenance Is Different From Restoration

Regular maintenance cannot stop normal ageing.

Paint systems, coatings, roofing materials, render, sealants and other exterior building products will naturally change over time due to environmental exposure.

Cleaning can help remove surface contamination, but it cannot reverse:
